Any dwelling created after 1st April 2008 must have an EPC certificate produced using full SAP methodology.
This includes New Builds, Conversions and when the number of dwellings within a property has changed i.e. A house changed into 2 flats.
A full SAP EPC can be used for sale or rent in the same way as the usual (RdSAP) version and is valid for 10 years.

When it comes to achieving compliance, no set standard is in place that a dwelling needs to meet. instead, During the SAP (standards assessment procedure) Calculations the target will be calculated based on a number of factors such as dwelling size, orientation, design & layout. Therefore each dwelling has a completely unique target to achieve, Based on the target being unique to each dwelling Speedy Energy recommends completing your calculations at a design stage.
